We will contact you to take details of your property and arrange a convenient time for an energy assessor to visit so they can produce the EPC. If you are ordering a HIP and have an email address we will use that to send you a copy of the property information questionnaire together with instructions as to how to complete it and return it to us. If you wish to complete the property information questionnaire by hand then it will either be posted to you or brought to you by the energy assessor when they visit to carry out the energy inspection.
You will need to return the completed property information questionnaire to us as soon as possible and make sure the energy assessor can access the property at the agreed time; they will need to access to the whole property.
A ‘basic’ HIP is typically issued within 48 hours of the energy assessor’s visit but many are ready on the same day. It is at this point that marketing of a property can begin. HIPs must be fully completed with all the required components within 28 days but they are typically completed within 2 to 3 weeks. We aim to issue EPCs within 24 hours.
How do I go about selling my house after I have ordered my HIP?
Your property can be marketed as soon as we have issued the ‘basic’ HIP. If you have appointed an estate agent we will advise them as soon as the ‘basic’ HIP is ready and supply them with the necessary EPC data for inclusion in the property’s sales literature.
There should be no problem as our HIPs satisfy all legal requirements. None of our customers to date have experienced any difficulty having our HIPs accepted by local agents. In fact a number of our customers have been estate agent staff themselves wanting a HIP for their own homes.
The majority of housing stock is registered with the land registry. If the property has been sold within the past 15 years or a loan has recently been secured on the property then it will probably be registered. For unregistered properties additional costs may be incurred. We will discuss these with you when you place your order. The land registry have a tool on their website to help you check if your property is registered. You can access it here.
